    "Looks good on paper". Shyeah, right. It looks good while you're smoking weed, and that's it: "Duuude! I just had a great idea ..." "What, man?" "What if .... hcf hcf ... um, what if, like all the busses was electric, man?" "Woah, you mean like electric electric?" "Yeah. Duh! What other kind of electric is there?" "Let's do it! We could like install video games on them. Those run on electricity, right?" "Ooo, I hadn't thought of that!" (The real problem with Austin isn't so much the liberalism as it's a huge, rich city with a small-town government. It's essentially an extremely large HOA, with the typical tyrannically autocratic powers that come with that bastardization of government.)

    It's just nuts to move away from CNG in one of the few great applications it has, so that highly impractical batteries and electric motors can take their place. The advantages of moving from diesel or gasoline to CNG are already great for eco-minded people, and even better for engine longevity. If it's your money as a private person or business, you should do what you want. However, this is everyone's money - you shouldn't be so wasteful.

    He wasnt hiding in Round Rock. Round rock was the last heist before they would of broken off and split ways. That morning sam and barnes with jackson went to scope out the bank which is now a tattoo parlor. Grimes put a law in the town stating no guns. Grimes went to confront the men and tell them to hand over the guns. Barnes who was already on edge jerk his gun and shot Grimes. This alerted the rangers who were in the saloon down the street where a gun fight broke out. Jackson was the only survivor and fled town.

    Most of the Austin busses were CNG (compressed natural gas) before electric busses. These were reasonably reliable and quite clean in operation. A former Austin Radio Host named Jeff Ward said it best- "Never give money to Capitol Metro." Their train "The Hill Country Failure" (flyer) is another great example of waste. At any time there are less than 10 people on that train.

      I'm not sure there is a clear winner. They are so close, renters may not perceive a difference. Like any real estate purchase, the right answer will be specific to an individual's overall goals.

    Real incomes are much lower for the majority of people then in the 1990s. In addition house prices have risen 2 or even 3 folds since the early 2000s. Only the upper 40% of households can afford to save up or are likely to have large amounts of assets or cash. In addition rates are much higher then in the past 15 years. Land cost are much higher many places on the west coast have reached growth bundaries that will not allow for more land to used for housing construction.

    You still have to consider that Austin Metro area has a population of 2.4 Million now. In 2010 it was just 1.7 Million. In 2000 it was 1.25 Million. The population almost doubled over the last 25 years.

    Born here in 1966. Mom sold our childhood home right at the top of the boom. It sure was a blessing for her too. She had a little bit bigger lot on lazy ln. My house is in Avery ranch and has at least tripled in value. When I retire I’m moving somewhere cold. I’m not sure I really care for Austin as much as I used to. It’s a little too much of everything nowadays. I’d like to find me a little town and check that out.

    Irreversible. Two things houses sitting on market has nothing to do with people preference change. It’s has everything to do with interest rates and inflation. Those factors are not forever. Also, you stated positives about urban living the allure of urban living has not changed neither its demand. What also has not changed is shorter commutes and convenience of being close proximity to things are higher now than ever. As the pandemic had a lot of people move far and out and now that rush to sell a bad investment during the boom to get closer to everything. It’s not going anywhere and we can hope the economy catches up to growth of Austin. Also, you may ask your self what’s next after gentrification. They will come to a small town near you little by little before a surge. This is the good and bad of it all. I know home owners who owe zero on mortgage, bought there house at 100k many moons ago to sell today for 600-700k. This is what allows gentrification to happen

    That doesn't even take into account the property tax situation. Not having a personal state income tax sounds great until you are retired, living at the level of income you were accustomed to, but your property value goes up and you can no longer afford the taxes.

    Native Texans can't afford to live in Austin. Also, the property taxes are awful. I guess if someone is here on a short term basis the yearly taxes and inevitable increases are tolerable. But, in addition to that headache the influx has caused house prices, and living costs to sky rocket.

    Id say this ... If you're coming from Ca. , dont come here thinking you can bring your mess with you... You left Ca. for one reason or another to benefit from what we have in Tx... I cannot tell you how many times I've met a former Californian who was truely satisfied once they got here... You can tell who just got here because they're trying to sell the truck , trailer , and other items they bought to move here for 3x what its worth.. I know , because I buy & sell trucks, cars , trailers , rv's , ect... So if you're comin here , RENT !

    I remember that movie with Jack Black (Bernie) they had people acting as citizens just talking and they were hilarious. One guy said "The people republic of Austin" when describing the different parts of Texas. I.could not figure out.exactly what he meant but i soon began to find out. I hope Austin will return to what it once was.

      I found a news article from 2017, where Gov Abbott used that term in a speech. “I got to tell you, it’s great getting out of the People’s Republic of Austin,” the governor said during his time at the Bell County Republican Dinner’s podium. “As you’re driving, you guys know this, as you leave Austin and start heading up North you start feeling different and once you cross the Travis County line, it starts smelling different and you know what that fragrance is? Freedom. It’s the smell of freedom that does not exist in Austin, Texas.”

    There’s 0.25-0.50% rate cut coming next month, and downward movement in interest rates till December. I believe prices will hold steady in Austin-Round Rock area, specifically Round Rock area.

      Pretty obvious that prices will remain steady. Lower rates are likely and will have a larger effect next spring.

    This is why my dear old dad taught me 40 years ago that given enough time, you can't lose with residential RE: the population of the country is always growing and people have to live somewhere. The only issue I have is at the same time these "hot" places grow, places with tons of housing stock get no one. Vast areas of the Midwest with enough housing stock and existing infrastructure for a dozen Austins and nobody goes there to revitalize it, but they go to flipping Idaho and Wyoming and ruin it.

      That is an excellent point. The follow up question would be where will the next hot spot be? Once you know that, go buy all the real estate you can before everyone moves there
